Typically within 24-48 hours your service provider will arrive at the home and close it to your specifications acquired during the in home survey.
The water ti the home is shut off at the main source and a secondary valve typically under the home
Breakers to the home are deactivated. Some breakers may be left active according to the owners specifications.
If the refrigerator is not being used, once it is at room temperature and dry to the touch inside, we will fill it with crumpled newspaper and close the doors.
Any sophisticated electronics or appliances are unplugged including TVs, clocks, microwaves, stereo equipment,etc. We do not unplug any heavy appliances that need to be moved to reach plug ins.
All batteries are removed from clocks, remotes, phones and non-lithium smoke detectors. The batteries are stored in a plastic bag until start up.
We add a 1/4 cup of bleach to the toilet bowl and cover it with cellophane
All windows and doors to the home are checked and locked.
If possible, clotheslines are taken down and stored. All patio furniture, BBQ grills, bicycles, tricycles and anything outside of the home that can be picked up are stored or put away. We appreciate if the homeowner puts away portable exterior lighting and decorations.
During the in home survey we will discuss protecting your home against moisture and/or mold. It is the owners responsibility to provide us with products that we can place in the home where needed. Our service providers are experienced in determining what you may or may not need to use in the home for these purposes.
Some homeowners will use some type of protection for the window areas of the home to keep out damaging sunlight. If provided, we will apply this material to the interior of your windows.
Propane to the home is turned off. Portable tanks are disconnected and stored in a safe place on the property.
If the air conditioner is being used to maintain a certain climate in the home while vacant, we will set it including the dehumidistat if applicable and check it to make sure it is functioning properly.
The homeowner is notified via email or standard mail including 8-20 photographs of the shutdown process. It includes a brief narrative of what occurred and reminder of when your next visit will be scheduled.
